First look at big new Warner Center mixed-user

Warner Center’s got a steady stream of new apartments in the pipeline. This mixed-use project, which was announced in November 2017, will bring over 350 units to a site occupied by a 1970s-era commercial building.

The project is set to rise at the northwest corner of De Soto Avenue and Erwin Street, according to a release from Newman Garrison + Partners, which is designing the complex.

The developer, California Home Builders, plans 352 residential units on the site: six studio apartments, 210 one-bedrooms, 110 two-bedrooms, five three-bedrooms, and 11 live/work units. The complex will also hold nine hotel rooms.

About 13,000 square feet of retail and restaurants and roughly 25,000 square feet of creative office space will be incorporated into the project, as well as a pool and outdoor space for residents. Landscape architecture for the project was by EPT Design, with lighting by KGM Lighting.

A release from the developer indicates that the complex is intended to appeal to the existing community in the area as well as “millennials, bicoastal renters, couples and singles.”

The project is expected to begin construction next year.

California Home Builders has two projects underway nearby that would bring a combined total of nearly 600 apartments to Warner Center. One, Q East, will bring 241 apartments to Erwin and Variel avenues. The other, Q West, would rise across from the Westfield Topanga mall, and hold 347 apartments.
